We take Health & Safety seriously!

Stake Property is proud to be fully Worksafe NZ compliant.  Our office is registered with Tenancy.co.nz, along with all staff who have completed and passed Tenancy’s exam and certification process.  We conduct and record regular Health & Safety meetings along with risk assessments for each property.

We keep on top of legislation to maintain compliance

Recently introduced government legislation deems every rental property to be a “Work Place” hence the property manager becomes the “PCBU” and is liable along with you the owner, to keep your tenant and anybody conducting work at the property healthy and safe.  Convictions may result in fines up to $3m, compensation orders and/or Jail time for incompetency resulting in injury, illness or death.

We are heavily insured in the millions of dollars with three forms of insurance, (underwritten by NZI).

Thorough systems – technologically assisted

To further reduce exposure to an unwanted event, we have employed a sophisticated state of the art software programme Maintenance Manager.  Maintenance Manager logs and records every maintenance request, prioritises the job – major, moderate or minor, allows us to assign, notify both tenants, owners and tradespeople, for authorisation, with quotations, automated reminders and follow ups, to make sure no job is forgotten and every job is done within the appropriate timeline.

A simple electrical maintenance request gone unattended, could result in electrocution or fire, triggering investigation, court case and possible prosecution, so everyone is kept up to date with the status of any particular job.

Hazards or emergencies are dealt with immediate action.  Tenants can also call our emergency after hours number 021 76 1111.  Maintenance Manager records every event, date, time, response, associated documentation and photos that can be used if required for court or tribunal.

We know our people

Every tradesperson used by Stake Property must be registered with Maintenance Manager. Maintenance Manager confirm and verify the tradespersons qualifications are up to date, that they have signed and agreed to Stake Property’s Contractors Agreement, along with confirmation of the current liability insurance held by the tradesperson.

SATS (Smoke Alarm Testing Services)

With smoke alarms we employ SATS (Smoke Alarm Testing Services) this is an additional charge of $99 per year, which includes supply and installation of the correct type and placement of alarms, along with any call out and servicing required, plus free alarm checks and certification between tenancies so we know that our obligations are met under the new rules. SATS take full responsibility/liability of the alarms and the risk involved, each property is logged and certified and SATS carry full insurance giving you peace of mind.
